Questions worth asking early

Buying a home comes with real questions, and the expensive surprises are almost always about financing, not the property. Anything not covered here, message me on WhatsApp and you will get a straight answer rather than a brochure.

How much loan can a first-time buyer actually get?

It depends on your income, existing commitments and the bank, but most first-time buyers under RM500,000 can access financing schemes offering up to 100% margin, and 90% is common even without one. I run the numbers with you before you view anything, so the price band we look at is one you can actually get approved for.

How much down payment do I need to prepare?

With a typical 90% margin of financing, budget at least 10% of the price, plus legal fees, stamp duty and valuation costs on top. All in, expect closer to 12 to 15% upfront. If you qualify for a 100% financing scheme the down payment itself can be very small, but the other costs still apply. I work out the real figure with you before you commit to a unit, not after.

Why do loans get rejected, and can it be fixed?

Almost always Debt Service Ratio, the share of your income already committed to existing loans and repayments, which decides how much more a bank will lend you. A rejection is often fixable: restructuring a commitment or applying with a different bank on my panel can change the outcome. I check your DSR before you fall for a unit, not after you have made an offer.

How long does a sale take in Sabah?

A correctly priced property usually sees serious offers within five to eight weeks. From there, expect two to three months for loan approval and the SPA process to complete, and I stay on the bank and the lawyer rather than leaving you to chase updates yourself. New projects run to the developer's build schedule instead, so ask me for the expected completion quarter before you commit.

Which areas do you cover?

All of Sabah. My current sheet is heaviest around Kota Kinabalu, Papar, Kinarut, Telipok, Inanam and KKIP, with stock in Keningau as well, and I take instructions in Sandakan, Tawau and further out. If I do not already have something in your area I will find it rather than push you towards what I happen to be holding.

What documents do I need to start selling?

Identity card, the original sale and purchase agreement, your title or strata title document, the latest quit rent and assessment receipts, your maintenance fee statement for strata property, and a loan redemption statement if the property is still charged to a bank.
